At some point there may come a time when you are looking to upgrade your property and replacing your old soffits to UPVC this could be the better option than repainting again. Replacing your old soffits to UPVC is not such a difficult job and is defiantly more cost effective in the long run. When replacing your soffits it is recommended that all the old existing soffits are removed first. There is an option to cap over the top pinning the UPVC board to the soffit leaving the old soffit underneath but this is only advised if your soffits are in good condition and not rotten as capping over the top can trap any moisture underneath. Removing the old soffits also gives you the chance to have a good look underneath making sure there is no problems before fitting the new UPVC soffit. When replacing your old soffits to UPVC always think of safety first, scaffolding or a tower is going to be needed to ensure the job can be done properly and safely. UPVC soffit boards are 5 meters long so this is not a job that can be done off a ladder. If your old soffits are rotten than you may find some of the roofs rafters are rotten at the ends.
These should be repaired with the correct timber and all the damp wood removed. Once all the necessary preparation work is complete the new soffit can be installed. The soffit fits into a slot in the back of the fascia and if possible will sit on top of the wall to the property. This is not always an option, so a batten can be fitted to the wall and the soffit will be fixed to that. If a batten cannot be fitted the soffit can be glued to the properties wall. See the three options below. Building regulations now recommend that new properties have a vented soffit to help with ventilation for the roof. This lowers the risk of condensation in the roof space. By the term new properties this means new build houses new extensions or loft conversions, so any building that is newly built. Vented soffit is a soffit board that has a ventilation slot, these can be 10mm or 25mm and they allow air flow in and out of the roof lowing the chances of damp.
